Your Impact:
The Maintenance Technician is responsible for all phases of maintenance and repair of a property, including, but not limited to, the general and mechanical maintenance of the physical plant and building systems, budget control and adherence, inventory control and the over site of porter and janitorial functions; to direct and control all maintenance and engineering vendors and resources to the extent that the property is well maintained at all times, and in good physical condition. Must attend educational seminars and classes as required by the established training protocol. Must complete required reports and maintain preventative maintenance schedule as described. May be required to supervise Assistant Maintenance Technician and/or Janitor.
What You'll Do:
Adhere to all IHC directives as per the manual of operations and procedures.
Purchase necessary maintenance supplies in accordance with company purchasing policy.
Supervise outside contractors working on the property, and have them sign the site visitor log
Ensure that residents are provided with a clean, safe, well-maintained community in compliance with all
applicable local, state, and federal fair housing laws
Work within the established budget and notify the Property Manager of any possible variations.
Report accidents and emergency situations to the property manager or administrative staff immediately and prepare sufficient reports. Take photographs of incident areas.
Ensure that all maintenance requests are handled on an immediate basis, if possible, and insure that Property Manager is notified if parts must be ordered which could cause a delay in installation and replacement.
Monitor contractors performing services on-site, as required by Property Manager or Maintenance Coordinator.
Continually inspect property and improvements, recording and reporting deficiencies to the Property Manager or Maintenance Coordinator, and assist with annual site inspections.
Carry out routine maintenance and emergency coverage, as instructed by Maintenance Coordinator or Property Manager. Carry out field rotation assignments to other sites, as needed.
Adhere to all maintenance and purchasing directives as per the manual of operations and procedures, including, but not limited to: property inspections, maintenance work orders, landscaping and grounds, safety and security, special maintenance items, and inventory.
What We're Looking For:
High School Diploma or General Education Degree required.
College-level degree or coursework in engineering preferred and/or five years’ experience as a Property Management Maintenance Worker.
Pleasant personality and ability to accurately interpret instructions from management/supervisor.
Ability to effectively communicate with all levels of staff.
Must be able to communicate with residents effectively, respectfully, and compassionately. Must be able to troubleshoot issues and manage work order requests in a timely and professional manner.
Ability to solve tenant emergency repair issues on-site.
Ability to rotate work schedule if another community needs maintenance coverage.
Must always wear company uniform.
Neat and legible handwriting and capacity to keep accurate, up-to-date records.
Basic computer and internet capabilities
Preferred industry experience – Residential Property Management
Pay Range for this Role: $23.02
